It is acknowledged in the second year of the Emperor Caesar Titus Aelius Hadrianus Antoninus Augustus, in the city of Oxyrhynchus of Thebaid.
It is acknowledged by Sarapion son of Adrastus of Dionysius, mother of Arsinoe, of Theon, from the city of Oxyrhynchus to his own brother Theon, in the street, to be testified.
Through this acknowledgment which he has made to Theon in the new moon of the arrivals of the current second year according to the written transactions of what exists to him,
before the change of their brother, the younger Dion, of the fourth part of which he had half a part of a villa in which there is a tower and two colonnades.
Two unfinished and of open places, of the same half part being as the acknowledging party indicates,
in relation to one half, and to the other fourth, of all the land being similarly as the acknowledging party indicates,
in relation to the other parts to (?), of which the neighbors are the southern parts of the earlier Diadelphus of Harpalus, open places, from the south part of Apollonius and Kronios, both of Adrastus, and from the part of the sun.
From the southern part of the stream, of which the southern part is under water, and from the northern part, the value of the fourth part of half a part of the villa in which there is a tower and two colonnades,
two unfinished and of open places of silver drachmas of two hundred, which Sarapion has since separated, of which Theon also arranged the dues for the current year; of the same fourth part of the half part of the villa and of the open places, the confirmation continuing to Sarapion; and he will provide to Theon and to those from him this clear from the census of men and agriculture of royal and of any kind of land and of any other thing.
Through all as also the written transactions contain. If it happens to fall or in any other way to be destroyed, let it not be necessary for Theon to seek another favor, being satisfied with this writing.

In the second year of Emperor Caesar Titus Aelius Hadrianus Antoninus Augustus Pius, during the epagomenal days, in the city of Oxyrhynchus of the Thebaid.
Sarapion, son of Adrastos, grandson of Dionysios, whose mother is Arsinoe daughter of Theon, from Oxyrhynchus, acknowledges to his own full brother Theon, publicly attesting by this acknowledgment, which he made to Theon on the new moon of the epagomenal days of the present second year, according to a written sale, concerning the property formerly belonging to their deceased full brother, the younger Dios, namely a fourth part of half a share of a farmstead, in which there is a tower and two unfinished dovecotes, and some vacant plots. The half share itself, as the declarant states, is held jointly, half with one party and a quarter with another, and the entire property similarly held jointly with others, whose neighbors are: to the south, formerly vacant plots of Diadelphos son of Harpalos; to the north, partly from the west side, Apollonios and Kronios, both sons of Adrastos, and partly from the east side, an eastern boundary; to the west, partly from the south side, a street whose southern part is by water, and partly from the north side. The price of the fourth part of the half share of the farmstead, with its tower and two unfinished dovecotes and vacant plots, is two hundred silver drachmas, which Sarapion has already received, and for which Theon has paid the taxes due during the epagomenal days of the present year. The confirmation of the fourth part of the half share of the farmstead and vacant plots remains with Sarapion, who will provide this property to Theon and his representatives free from census of persons, royal and private cultivation, and from every kind of obligation, forever, as the written sale also contains. If this document should be lost or otherwise destroyed, Theon shall not require another confirmation, being satisfied with this present document. This acknowledgment is valid.
